The situation
The owner is away roughly six months of every year. For that half of the year the house did what empty houses do: cost money in levies, rates, insurance and maintenance, and earn nothing at all.
This is a different problem from the usual one. There was no lease to beat and no under-performing manager to replace. The comparison is not short-stay against long-term letting — it is income against nothing.
What we did
Set the house up to let while the owner is away and to hand back cleanly when they return, which is an operational problem as much as a marketing one: the owner's own things, the handover dates, and a standard the house is returned in.
Positioned it for the demand a large home actually attracts — families, groups, relocation and events — rather than for the couples-and-weekends market a CBD apartment sells to.
Planned the calendar against the 180-day cap. Six months is about 182 days, which is essentially the annual limit for a non-hosted property in Greater Sydney, so the days have to be spent deliberately rather than used up early.
The outcome
Roughly $20,000 a month in booking revenue across the months the house was available.
The comparison is against nothing, which is what makes this one straightforward to state honestly. There is no lease to compare a payout against, so no risk of setting a gross figure beside a net one: the house earned revenue where it had earned none, and the owner's share of that revenue is whatever the statement says it is.
