How it works

Four steps to get started

You can stop after step one. The estimate is free and there is nothing to sign.

  1. Step 1

    Assess

    We look at your property, the building, its by-laws and what comparable properties nearby are earning, then tell you what yours should earn. If a long-term lease would pay you more, we say so.

  2. Step 2

    Prepare

    Furnishing advice, photography, safety equipment, STRA registration and the listing itself. We set the property up once, and we furnish it to last rather than to photograph well.

  3. Step 3

    Launch

    Your property goes live on Airbnb, Booking.com, our own direct booking site and the corporate and mid-term channels, with nightly rates and minimum stays set for your market.

  4. Step 4

    Optimise

    We review rates, minimum stays and channels continuously. Cleaning and maintenance run off the same calendar as the bookings. You get a statement every month.

    Inner West — Camperdown, Petersham & Earlwood

    The Inner West is not a tourist market and does not need to be. Its demand comes from two hospitals, a university, and the people who need to stay near them for weeks at a time. That makes it the best part of Sydney for a mid-term strategy.

    Eastern Suburbs — Bondi Junction, Darlinghurst & Rushcutters Bay

    Guests pay for location here all year round: the beach, the harbour and the city are all close. The hard work is in the buildings. Which ones permit short-term letting, which have the lift and parking that make a turnover easy, and which will resist you.

    The Northern Beaches is a house market rather than an apartment market, and many of those houses belong to owners who are away for months at a time. Managed well, a home that sits empty half the year can pay for itself.

Owner reporting

A statement you can check line by line

Every month you get your gross accommodation revenue, then each deduction listed separately in dollars, then your payout. The payout is the revenue minus those lines, so you can add it up yourself. The statement also shows the bookings behind the revenue, your occupancy and the average nightly rate. Costs we do not pay — strata, council rates, insurance and land tax — are listed so you know they sit outside the payout.

Corporate and mid-term

Bookings that fill your mid-week nights

Holiday demand is seasonal. Corporate and relocation guests book around project cycles, and they fill the mid-week nights that holiday bookings leave empty. In NSW, stays of 21 nights or more do not count toward the 180-day cap, so a capped property is better planned across both markets than run until it runs out of days. Day caps and registration rules differ by state and council, and we check the ones that apply to your property before it goes live.

You deal directly with the founder

MetaWise BnB is the short-stay and mid-term arm of MetaWise Property, a licensed real-estate business in Sydney led by Leo Wei. The person who quotes you is the person responsible for the result: whether a guest gets an answer at 11pm, and whether your statement adds up. The same team also manages long-term leases, so if a lease suits your property better, we will tell you.

Common questions

What does MetaWise charge to manage a property?

There are two tiers. Full management is 20% plus GST and covers everything, including turnover cleaning and maintenance coordination. Essentials is 15% plus GST and includes the same pricing, listings, guest handling and reporting, but you arrange your own cleaner and trades. Turnover cleaning is normally charged to the guest on both. Onboarding starts at AUD 1,000 + GST and is quoted in writing before anything is signed.

How many days a year can I let my property short-term?

It depends where the property is — day caps and registration are set state by state, and sometimes council by council. In Greater Sydney a non-hosted property, with nobody living there during the stay, is capped at 180 days a year; hosted stays have no day cap. Bookings of 21 consecutive days or more do not count toward the 180 days, which is why we plan mid-term stays into the calendar. For a property outside NSW, we check the rules that apply before anything is listed.

Will I earn more than on a long-term lease?

Often, but not always. Most comparisons are done wrongly: a gross booking total is compared against a net rent. We reduce the short-stay figure to what actually lands in your account before comparing, and we will tell you when a lease is the better option.

How long am I locked in?

Management agreements run on a rolling basis with a 60-day notice period. There is no lock-in beyond that notice.

Do you speak Chinese?

Yes. MetaWise operates in English and Simplified Chinese, including owner reporting and guest handling. 我们提供中英文双语服务,包括业主报表与客人沟通。
