Bondi Junction is ten minutes from Bondi Beach and a fraction of the price to stay in. Guests who want the beach but also want a train line, a Westfield and a quiet night book here, and they book year-round because the junction is not seasonal in the way the sand is.

Darlinghurst and the city edge

A studio beside Hyde Park is, for a guest, a city apartment with better air. It draws the same corporate, event and weekend demand as the CBD, and a building with a pool and gym holds a rate a bare studio cannot.

Rushcutters Bay and the harbour

Walking distance to the water, the Cruising Yacht Club and, in twenty minutes, the Opera House. It is the part of the east that the harbour events — New Year, Vivid, the yacht race — actually fill, and the rest of the year it is a quiet, expensive, well-connected place to stay for a week.

Medical and relocation stays

St Vincent's Hospital in Darlinghurst and the relocation market into the east produce month-plus stays that sit comfortably outside the 180-day cap and fill the weeks between events.

What makes it hard

  • The east has more strata schemes that prohibit short-term letting than anywhere else in Sydney. The by-law is the first thing checked, before the photographs, before the estimate.
  • A building with a pool, gym and concierge earns more and costs more to operate in — access, key handling and building rules all take management. It is worth it; it is not free.
  • Parking in Darlinghurst and Rushcutters Bay is scarce and expensive. A property with a space says so in the title; one without sells the walk.
  • Older buildings on the harbour side have lift, stair and access constraints that decide how a turnover is staffed. They are known before the first booking, not discovered at it.

Is Bondi Junction worth it without being at the beach?

Yes. Guests who want the beach and also want a train, shops and a quiet night book the junction, and unlike the sand it is not seasonal. It earns a little less per night than Bondi Beach and a lot more across a year.

How does the 180-day cap work in the east?

As everywhere in Greater Sydney, non-hosted properties are capped at 180 days a year. In the east that means spending those nights on New Year, Vivid, the summer and the big harbour events, and carrying the rest of the year with stays of 21 nights or more, which are not counted.
