MetaWise BnB

For property owners

MetaWise BnB is the short-stay and mid-term arm of a licensed real-estate business. This page covers everything in one place: what we manage, what it costs, how we report your income, and what the rules require of you.

Services

What we manage

  • Short-term rental management in Sydney

We manage Sydney apartments and houses as short-stay properties from start to finish: pricing, listings, guests, cleaning, maintenance and reporting. We do this as a licensed real-estate business, not as a side operation.

  • Mid-term rental management in Sydney

Furnished stays of a month or more, managed by the same licensed business that runs our short-stay portfolio. Mid-term is often the better option where nightly letting is capped, restricted, or not worth the constant turnover.

  • Corporate accommodation management in Sydney

Corporate and relocation guests keep booking in the months when holiday demand drops off. We manage properties to the standard companies expect, so they book, invoice and book again.

  • Revenue management

Your nightly rate is a decision that gets made hundreds of times a year. Getting it slightly right every time is worth more than getting it exactly right once.

  • Owner reporting

You should be able to trace any number on your statement back to the booking behind it. Many short-stay statements do not let you do that. Ours does.

  • Property setup and styling

Setup is where owners most often spend money they never get back. The aim is a property that photographs well, survives a hundred stays a year, and does not need anything bought twice.

Deciding

Three questions to answer first

Is it allowed?

Three things decide this: registration, the 180-day cap on non-hosted properties, and your building's by-laws. The by-laws are the one most owners miss.

The NSW rules →

Is it worth it?

Compare a net short-stay figure against a net rent. Comparing a gross booking total against a lease will make short-stay look better than it is.

How to compare them →

What does it cost?

20% or 15% + GST, depending on how much we run for you. The pricing page lists what each tier includes and every cost that stays with you.

Questions

Common questions

What does MetaWise charge to manage a property?

There are two tiers. Full management is 20% plus GST and covers everything, including turnover cleaning and maintenance coordination. Essentials is 15% plus GST and includes the same pricing, listings, guest handling and reporting, but you arrange your own cleaner and trades. Turnover cleaning is normally charged to the guest on both. Onboarding starts at AUD 1,000 + GST and is quoted in writing before anything is signed.

How many days a year can I let my property short-term?

It depends where the property is — day caps and registration are set state by state, and sometimes council by council. In Greater Sydney a non-hosted property, with nobody living there during the stay, is capped at 180 days a year; hosted stays have no day cap. Bookings of 21 consecutive days or more do not count toward the 180 days, which is why we plan mid-term stays into the calendar. For a property outside NSW, we check the rules that apply before anything is listed.

Will I earn more than on a long-term lease?

Often, but not always. Most comparisons are done wrongly: a gross booking total is compared against a net rent. We reduce the short-stay figure to what actually lands in your account before comparing, and we will tell you when a lease is the better option.

How long am I locked in?

Management agreements run on a rolling basis with a 60-day notice period. There is no lock-in beyond that notice.

Do you speak Chinese?

Yes. MetaWise operates in English and Simplified Chinese, including owner reporting and guest handling. 我们提供中英文双语服务,包括业主报表与客人沟通。
