Why mid-term is a different business

A 45-night stay is not a long weekend with extra nights. The guest is living there, so they need a working kitchen, storage, a desk, reliable internet and somewhere to receive post. Screening is different, because you are approving someone for six weeks rather than two nights. Pricing is different, because a monthly rate competes with furnished rentals and serviced apartments rather than hotels. And cleaning is different, because a mid-stay clean is a service visit rather than a turnover.

Using mid-term only to fill nights you could not sell gives you the worst of both: the running costs of a nightly property and the income of a long-term one.

Where the demand comes from in Sydney

Relocation and corporate assignments, insurance and renovation displacement, medical stays near the major hospitals, visiting academics and clinical staff, and project workers on fixed contracts. None of these guests are browsing for a holiday. They come through corporate accounts, relocation agents, extended-stay searches and referrals.

Two Sydney patterns are worth knowing. Properties near Royal Prince Alfred Hospital and the University of Sydney get a steady flow of clinical and academic stays that a tourist-focused calendar never sees. And properties near the metro line, including the north-west corridor, now work well for month-long stays by people working across several sites.

How it changes the compliance picture

In Greater Sydney, a 180-day annual cap applies to non-hosted short-term rental accommodation. Under the STRA rules, bookings of 21 nights or more are generally not counted toward that cap. That is why mid-term stays are a normal part of the plan for a capped property rather than a workaround. What counts as a mid-term stay?

In practice, a furnished booking of roughly one to six months. The commercially important threshold is 21 nights, because under the NSW STRA rules bookings of 21 nights or more are generally not counted toward the 180-day cap that applies to non-hosted properties in Greater Sydney.

Does mid-term earn less than nightly letting?

Per night, usually yes. Per year, not always. A mid-term booking has no gap nights, no turnover cost between stays and a much lower cancellation rate. In a capped building, it also uses time you could not have sold nightly. Which option earns more depends on the property, and that is what the rental estimate is for.

Is a mid-term stay a residential tenancy?

Short-term rental accommodation and residential tenancies are governed by different frameworks in NSW, and the right structure depends on the length and nature of the stay.
