Our management fees are published here, along with what each tier covers and what it does not. You should not have to sit through a meeting to find out what a manager charges.
Full management
20% + GST
22% including GST, charged on short-term rental revenue.
We run the whole operation, including cleaning and maintenance.
Essentials
15% + GST
16.5% including GST, charged on short-term rental revenue.
You arrange cleaning and maintenance; we do everything else.
Buildings and portfolios
B2B — by arrangement
A whole building, a developer's unsold stock, a serviced-apartment floor or a portfolio is a different job from managing one apartment, so we price it separately. The rate depends on the number of properties, what the building already has in place, and how much of the operation you want to keep in house. Contact us directly and we will come back with a written proposal.

From AUD 1,000 + GST
We quote this in writing before anything is signed. A property that needs photography, furnishing advice and STRA registration costs more to set up than one that is already running.
Turnover cleaning
Charged to the guest
On both tiers, the guest pays the cleaning fee. If a booking cannot cover it, the shortfall appears on your statement as an owner cost.
Notice
60 days
Rolling agreement on either tier, no lock-in term beyond the notice period.

The difference
The difference between the two tiers
The commercial work is the same on both: pricing, listings, channels and reporting. What changes is who handles the day-to-day coordination when something goes wrong.
Both tiers include
- Listing creation and channel distribution, including Airbnb and Booking.com
- Dynamic nightly pricing reviewed against live demand in your market
- Guest screening, communication and 7-day response
- Compliance with the NSW STRA register and the Code of Conduct
- Monthly owner statement showing gross revenue and every deduction
- Direct-booking availability alongside the OTA channels
Full management (20%) adds
- Turnover cleaning, linen and consumables coordination
- Maintenance triage and trade coordination
On Essentials (15%) you handle
- Booking and paying a cleaner between every stay, to the turnaround the calendar needs
- Arranging maintenance and trades when something breaks, including out of hours
- Keeping linen and consumables stocked
Be realistic about this before choosing Essentials. If a cleaner cancels at 9am on a changeover day, it is your problem to solve. A late or poor clean earns a bad review, and a bad review costs you months of nightly rate.
Not included
Costs that stay with you
We list these up front so nothing on your statement is a surprise. We do not deduct any of them, and none of them are included in the payout figure.
- Furnishings, appliances, linen and anything else you buy for the property
- Strata levies, council rates and water
- Building and contents insurance, including short-stay cover
- Land tax where it applies to you
- Mortgage interest and depreciation
- Repairs and maintenance — you approve anything above an agreed dollar threshold
- Utilities and internet, where the property carries them
- Onboarding, from AUD 1,000 + GST, quoted in writing before you sign
These are the standard MetaWise terms for short-term rental management. The terms that apply to your property are the ones in your management agreement, which we put in writing before anything is signed.

Questions about the fee
What is the difference between the two tiers?
Coordination, not commercial work. Both tiers get the pricing, the listings and channels, guest screening and communication, compliance and the monthly statement. Full management at 20% + GST also runs turnover cleaning and maintenance. Essentials at 15% + GST leaves those with you — you book and pay your own cleaner between stays and arrange trades yourself.
Is GST on top of the fee?
Yes. 20% plus GST is 22% including GST; 15% plus GST is 16.5% including GST. We state it both ways rather than quoting whichever number sounds better.
Can I start on one tier and move to the other?
Yes. Owners often start on full management through the first season, when the cleaning and maintenance rhythm is being established, and move to Essentials once they have a cleaner they trust. Moving the other way is just as straightforward.
What is the fee charged on?
Short-term rental revenue. Your monthly statement shows the gross figure, the fee in dollars, and every other deduction, and they sum exactly to your payout.
Is there an onboarding fee?
Onboarding starts at AUD 1,000 + GST and is quoted for your property in writing before an agreement is signed — a property that needs photography, furnishing guidance and an STRA registration costs more to bring on than one already running. Furnishings, appliances and any works are the owner's own cost and remain the owner's property.
Who pays for cleaning?
Turnover cleaning is normally charged to the guest rather than deducted from the owner. Where a booking cannot carry it — a very short stay, or an owner stay — the statement shows it as an owner cost rather than absorbing it invisibly.
How long is the agreement and how do I leave?
Rolling, with a 60-day notice period. There is no lock-in term beyond that notice.
