Royal Prince Alfred is a major teaching hospital, and around it sits a steady flow of families staying near a patient, visiting clinicians and rotating registrars. None of them are looking for a weekend away. They want a clean, quiet apartment with parking, a short walk from the ward, for a week to three months — and they book regardless of the season.

The University of Sydney

Visiting academics, conference attendees, examiners and families at graduation produce demand that follows the academic calendar rather than the tourist one. Semester starts, exam periods and December graduations are the peaks, and the quiet weeks in between are exactly when a hospital stay fills the gap.

The airport corridor from Earlwood

Earlwood sits between the city and the airport without being in either. That makes it useful for crew, contractors and relocating families who need both within reach and would rather not pay CBD rates for it.

Relocation and renovation displacement

The Inner West is being renovated a street at a time. Families out of a house for three months, and people moving into the area before their own purchase settles, are a month-stay market that a nightly calendar never sees.

What makes it hard

  • Parking decides the listing. The terrace streets around Camperdown have almost none, and a guest with a car and a sick relative will pay a premium for a secure space. A property without one should be sold on the walk to the hospital instead, honestly.
  • Mid-term guests need a different property from weekend guests: a real desk, a washing machine, a kitchen that can cook a month of meals, and a quiet bedroom. Furnishing for the three-night market and letting to the three-week one produces bad reviews.
  • Hospital-adjacent stays are often booked by someone else on the guest's behalf, at short notice, and extended. The calendar has to be run so that an extension is usually possible.
  • Main-road properties in Petersham and Stanmore need double glazing or honest listing copy about noise. One or the other.
