The Metro corridor

The north-west metro changed what a stay in this area is worth. A property within walking distance of a metro station is now a viable base for someone working in the CBD, Macquarie Park or Norwest without a car — which is a different, steadier guest than the region used to attract.

Family visiting and events

Weddings, graduations, family occasions and school events drive weekend demand for whole homes with parking and multiple bedrooms. This is the part of the market where a four-bedroom house outperforms four separate apartments.

Relocation, renovation and project stays

Norwest and the surrounding business parks, plus a steady flow of families between houses or displaced by renovation, produce month-plus demand for furnished homes. It books earlier and cancels less than leisure demand.

Hosted and shared-home stays

Hosted accommodation — rooms in a home where the host is present — is a real and legitimate part of this market, and it is not subject to the 180-day cap. In an area with limited tourist demand, that changes the arithmetic considerably.

  • Parking and car access are assumed here, not optional. A property without off-street parking is competing badly.
  • Distances are real. Cleaning and maintenance rounds across the Hills take longer than an equivalent round in the CBD, and the schedule has to allow for it rather than pretend otherwise.
  • Whole-home stays bring more people, more linen and more wear per booking than a CBD studio. Inventory and consumables have to be sized for the actual occupancy.
  • Demand is weekend-weighted for leisure and weekday-weighted for project stays, so the two are genuinely complementary on one calendar.
