What actually fills a calendar here
Convention and exhibition traffic
The ICC drives the single most predictable demand pattern in the city. A major convention fills the surrounding buildings mid-week at rates a leisure calendar never sees, and the properties that capture it are the ones whose minimum stays and rates were set weeks before the event, not the week of it.
Theatre, events and the summer run
The Capitol Theatre, the Lyric and the Opera House pull weekend and evening demand into Haymarket and the CBD year-round. Vivid and the December–January period lift the whole precinct; late February is the reliable trough and needs a different strategy rather than a lower rate.
Corporate and relocation stays
The CBD's own working population produces steady weekday and extended-stay demand — project teams, secondments, relocations between leases. It fills exactly the nights leisure demand leaves empty.
Chinatown, Central and the university corridor
Haymarket's proximity to Central station, Chinatown and the UTS/Sydney Uni corridor produces a distinct flow of visiting family, academic and student-adjacent stays, much of it booking in Chinese. Bilingual handling is a commercial advantage here, not a courtesy.

What makes it hard
- Building access is the whole game. Fobs, lift keying, visitor parking and after-hours entry differ building to building, and a check-in that fails at 11pm on a Friday costs a review that costs months of rate.
- Loading docks and lift bookings dictate when turnovers and deliveries can physically happen. In some towers a same-day back-to-back turnover is not possible, which has to be reflected in the calendar rather than discovered.
- Concierge and building-manager relationships matter. A manager who knows the operator and has a contact for an incident is worth more than any amount of guest messaging.
- Noise complaints escalate fast in high-density towers. Guest screening and clear house rules are the cheapest insurance available.

- Most CBD and Haymarket apartments are non-hosted, so the 180-day Greater Sydney cap applies. Planning which nights to spend is the difference between a strong year and a calendar that runs out in spring.
- Strata schemes in this precinct vary widely on short-term letting. Some towers are effectively purpose-built for it; others have adopted by-laws that prohibit it outright where the lot is not a principal place of residence. We check the scheme before quoting.
- Bookings of 21 nights or more are excluded from the cap, which makes the corporate and relocation demand in this precinct commercially valuable twice over.

Is a Sydney CBD apartment better on short-stay or a long-term lease?
It depends on the building and the apartment. A well-located one-bedroom in a tower that permits short-term letting, with parking or strong transport access, usually earns more short-stay even after the 180-day cap — but a poorly positioned apartment in a building with a restrictive by-law and a difficult loading dock does not. That is what the rental estimate answers for your specific property.
Do CBD buildings allow Airbnb?
Some do and some do not, and it is decided by the strata scheme rather than by the postcode. We read the by-laws before quoting, because an owner who furnishes an apartment they cannot legally let has lost money on our advice.
How much does an event like a convention actually change the rate?
Enough that it is usually the difference between a good month and an average one for the buildings closest to the ICC. The value is captured by having the rate and minimum stay set well before the event, not by reacting.
Can you manage a property near Chinatown for an overseas owner?
