Short-stay and mid-term management in Potts Point

Of the inner-city suburbs on this site, Potts Point is the only one where the nightly rate went up over the twelve months to September 2026 — up 5.0%, and positive in eleven of twelve months. The explanation is not a demand story. It is that supply barely moved while everywhere around it was adding listings.

How we read this market

MetaWise has managed short-stay apartments across Sydney since 2009, which is long enough to know that a market holding its rate while its neighbours discount is worth explaining. The figures here come from the PriceLabs short-term rental index for the Potts Point official boundary — 231 active listings, twelve months to September 2026 — traceable to their source rather than asserted. They describe the suburb, not our own results.

Demand

What actually fills a calendar here

A supply base that is not growing

Potts Point held between 217 and 250 active listings all year, a 6% change, while Surry Hills added nearly 19% and Pyrmont 18%. The building stock is older, smaller and largely strata-controlled, which caps how quickly new listings can appear — and that scarcity is what the rate is reflecting.

Walkability as the actual product

Almost everything a guest wants is within a few hundred metres: the restaurants of Macleay Street, the station, the harbour at Elizabeth Bay, and the city twenty minutes on foot. Guests pay for not needing transport at all, which is a different proposition from a suburb with good transport.

Small apartments, short leases, and the between-homes guest

The stock here is dominated by studios and one-bedrooms, which suits people in transition — relocating, renovating, between leases. That demand is less seasonal than tourism and it is why the rate holds through months when the tourist suburbs are discounting.

Property types

What works here

  • Art deco studios and one-bedroom apartments off Macleay Street
  • Small-block apartments on the Elizabeth Bay side within a walk of the harbour
  • Larger apartments in the few newer buildings, where lift and parking access change the economics

Operations

What makes it hard

  • The deepest winter trough of any suburb on this site: 64.1% occupancy in June 2026. Rate strength does not protect a calendar from a quiet month, and the two have to be managed separately.
  • Art deco buildings mean stairs, small lifts and tight street access. A turnover that is straightforward elsewhere takes longer here, and linen and waste logistics need planning rather than improvisation.
  • Older strata schemes in this pocket have some of the most active committees in Sydney. The by-law is not a formality and committee attitude changes building to building, sometimes within the same street.

Rules

Compliance in this area

General information about how the NSW framework applies here, not advice on your building.

  • Potts Point is in the City of Sydney and inside Greater Sydney: the 180-night non-hosted cap and STRA registration both apply.
  • The dominance of small strata schemes here makes the by-law check the determining factor more often than anywhere else covered on this site.
  • Because so much of the demand is transitional rather than touristic, stays of 21 nights and over — which sit outside the 180-night count — are a more natural fit here than in a weekend market.

Questions

Potts Point — the one inner-city market where rates are still rising — frequently asked

Why are Potts Point rates rising when neighbouring suburbs are falling?

Supply. Potts Point added about 6% to its listing count over the year while Surry Hills added 18.9% and Pyrmont 18.1%. With no flood of new competitors, operators here did not have to discount to stay full, and the average rate finished 5.0% up. June was the clearest example: rates were 21.0% above the same month a year earlier.

Is the June trough a problem?

It is the thing to plan for. At 64.1%, June is the weakest single month across every suburb covered on this site. The options are a deliberate rate drop, a push into longer stays for the winter weeks, or accepting the gap — but it should be a decision rather than a surprise.

What usually stops a Potts Point apartment from being let short-term?

The by-law, more often than anything else. The suburb is mostly older, smaller strata schemes with engaged committees, and a scheme that prohibits short-term letting ends the conversation regardless of what the apartment would earn.
