Large groups and extended families

A six-bedroom house with a view is a different product from anything in the city. It is booked by extended families, wedding parties, sports teams and groups of couples travelling together, and it is booked for the house itself rather than for its location.

Manly, and the ferry

Manly is the beach that guests from overseas have heard of, and the ferry is the reason they can stay on the peninsula without a car. Properties within a short drive of Manly wharf inherit that demand across the summer and the school holidays.

Owners who are away

A meaningful share of Northern Beaches homes are lived in for part of the year and empty for the rest. Letting the empty months — with the owner's own things stored and the house reset on their return — is the arrangement MetaWise runs at Seaforth and the one the area most needs.

What makes it hard

  • A house is not an apartment. Gardens, pools, gas bottles, bins, gutters and a septic or a pump can all be part of the job, and a turnover crew has to know the property rather than the building type.
  • Where the owner lives in the house for part of the year, the changeover between owner and guest use — storage, linen, personal effects, a reset to listing standard — is a project in itself and is planned as one.
  • Large-group bookings need screening and a clear house rule set. The neighbours on a quiet street will not forgive a party, and neither will the council.
  • Distance from the cleaning and trades pool in the city adds cost and lead time. It is budgeted for, not discovered.

  • Registration on the NSW STRA register is required before the first short-stay guest, and a house with a pool has its own compliance requirements — fencing certification in particular — that are confirmed before listing.
  • Northern Beaches Council pays attention to party houses. Guest numbers, noise and parking rules are enforced through the house rules and the screening, not left to chance.

A pool is a booking magnet and a compliance item. Fencing certification is confirmed before the first guest, and pool care is part of the operating plan and the owner's costs.
