Short-stay and mid-term management in Surry Hills

Surry Hills has 624 active short-stay listings, more than twice any other suburb on this side of the city, and it added nearly a hundred of them in twelve months. That is the single most important fact about operating here. Supply grew 18.9% in a year, and the market's response was to trade rate for occupancy rather than hold the line.

How we read this market

A licensed Sydney agency since 2009, MetaWise watches Surry Hills closely because what happens to supply here tells you where the rest of the inner city is heading. The figures on this page come from the PriceLabs short-term rental index for the Surry Hills official boundary — 624 active listings, twelve months to September 2026 — and every one of them can be checked against that source. None of them is a claim about what we earn; our owners' numbers stay private.

Demand

What actually fills a calendar here

Central station and the walk-to-work guest

Surry Hills is the suburb people book when the meeting is in the city and they do not want to stay in it. Central is a few minutes away, the office towers are walkable, and that produces a steady midweek corporate floor the restaurant crowd does not provide.

A restaurant district that fills weekends

Crown Street and the surrounding blocks are a destination in themselves. Weekend demand here is local and regional as much as international, and it is the part of the calendar least affected by what the Australian dollar is doing.

Events at Moore Park and the convention calendar

The stadium precinct and the city's event schedule put spikes into an otherwise flat week. In a market this crowded those dates are where the difference between a managed and an unmanaged calendar shows up most clearly.

Property types

What works here

  • Converted warehouse apartments and loft-style one-bedrooms
  • Terraces split into upper and lower dwellings
  • Small modern apartment blocks between Crown Street and Central

Operations

What makes it hard

  • This is a buyer's market for guests. With 624 competing listings, a property that is not priced daily is simply not seen, and the annual revenue per listing here, around A$73,400, is the lowest of the inner-city suburbs.
  • The year splits in half. Occupancy ran above the previous year every month from October to March, then below it every month from April to September, down 8.1 points in June. Planning on an annual average hides that.
  • Terrace conversions and warehouse buildings have the most restrictive by-laws in the inner city, and loading access for linen and cleaning is a genuine operational constraint on narrow streets.

Rules

Compliance in this area

General information about how the NSW framework applies here, not advice on your building.

  • Surry Hills is in the City of Sydney and inside Greater Sydney, so the 180-night non-hosted cap and STRA registration both apply.
  • Heritage and conservation controls affect what can be changed physically, which matters more here than in the apartment suburbs.
  • In a market with this much supply, a listing suspended for a registration lapse is not merely offline — it loses its ranking position, and regaining it takes longer than the suspension did.

Questions

Surry Hills — the most crowded short-stay market in the inner city — frequently asked

Is Surry Hills saturated?

It is the most crowded market in this part of Sydney. 624 active listings as at September 2026, up from 525 a year earlier. Occupancy still averaged 78.4%, so demand absorbed the new supply, but it did so at a cost: the average nightly rate finished the year slightly below where it started, down 0.9%.

Why is revenue per listing lower here than in quieter suburbs?

Because rate matters more than occupancy for revenue, and Surry Hills competes on rate. Annual revenue per listing worked out around A$73,400, against roughly A$124,000 in Kirribilli, where there are 123 listings instead of 624. A full calendar at a competed-down rate is not the same business.

Does a Surry Hills property still make sense?

It makes sense if it is genuinely differentiated and actively priced. In a market where a hundred new listings arrive in a year, the properties that hold rate are the ones with something the other 623 do not have — outdoor space, real parking, a layout that sleeps a group properly.
